      1. GENERAL

     It is in the constructive process involved three parties: the owner, design team and the Contractor General. This process is linear, so the owner hired the design team, it performs all tasks related to the Engineering and Architecture and invited different contractors to pay the project through a bidding process. Our company acts as general contractor in this type of scheme.

    The General has the following characteristics:

     The team is led by a construction company, the General Contractor. The owner has a single contract, so it makes no direct contracts with specialist sub-contractors, such as that of the electrical or mechanical systems, and more sub-contractors performing these contracts and direct partnerships with the Contractor General.

     The general contractor is hired mainly for having the best financial offer in the bidding process.

     It is characterized by a process of construction and performance guarantees. The General Contractor agrees to complete the project within a specified time and cost.

 

    2. ADMINISTRATION OF THE CONSTRUCTION

     It is the constructive process by which the owner hires a firm to carry out the administration of the construction process. Our company acts as manager of the construction process of the work.

     Administration Building has the following characteristics:

     Systematic approach. In this process, a single firm is involved with the project at all stages: design, construction and implementation. This position allows you to access all the variables of the process and make decisions to minimize the time and the project cost and maximize quality.

     Contribution to Design. Constructive Process Manager contributes its expertise as a builder in the project design. There is no optimal design if not considered in detail all costs.

     Project Management. The company in charge of the design is chosen for its ability to design, the contractor is chosen for its ability to build.

     Coordination of teamwork from the beginning the staff are trained in the human and personal development, communication, teamwork and efficient use of time, to achieve better integration of the worker to the project, trying to build relationships with emotionally significant project to be conducted. This will seek to establish a good organizational climate and promote a culture of excellence and development of internal client and external client.

    

 

     3. Design-build (turnkey)

     The owner hires a firm to carry out the design and construction of your project. Our company offers this service by partnering with companies of recognized national and international capacity to manage the design, under our responsibility to quality, cost and time of the project.

     This form of contracting has the following advantages for the owner:

     Responsibility. The company contracted to perform design-build, as the only responsible, working with the owner and his team in the design and construction of the project, allowing you to focus on its development. The company and the owner can develop a clear understanding of the needs, expectations and scope of the project, and integrate the communication and coordination thereof.

     Cost / Benefit. Meet customer needs, providing the greatest benefit / cost is the main objective in each construction project. The careful identification of each request by a team involving the client, designers and builders, from the start of design until the end of construction, ensuring a project that reflects the decisions of the owner.

     Commitment to the budget. Design / Construction synchronized with the building design to achieve the goals with a given budget. Design / Construction prevent different interpretations of costs, set up in the bidding process, where different contractors are competing for a price, thus achieving the greatest benefit / cost of the project.

     Early knowledge of costs. Due to the immediate incorporation of the builders, the design / build allows an accurate determination of project costs, allowing the landlord business decisions in the short term.

     Reduction of delivery time. Clearly pass schema-design-build bidding scheme design / construction time saves all the intermediate stage, but also the integration of the equipment allows a faster processing of building permits, as this phase starts in parallel with designs. The construction plans, budgeting and the start of construction may overlap while achieving a lower total project.
